Commercial Leasing and Property Management

  • Negotiated nearly 18 million S.F. of leases and subleases for office, retail, industrial, and flex properties, and special use projects, ranging in size from 1,000 SF to over 400,000 SF (and related property management issues) and over 100 ground leases


  • Represented a large international asset/property manager (>$68 billion of real estate assets) in negotiating over 350 office and retail leases (including GSA leases) and resolving numerous property management issues arising from its D.C., MD, and V.A. properties


  • Represented a national labor union real estate investment fund in negotiating over 350 office and retail leases (including GSA leases) and numerous property management issues in Washington, D.C., and elsewhere in the United States


  • Represented a Fortune 50 company in leasing/property management issues arising from its 22 million S.F. real estate portfolio throughout the United States


  • Represented, as senior in-house counsel, one of the world's largest property management companies in property management matters, brokerage agreements, and property management contract negotiations in D.C., MD, VA, GA, and other mid-Atlantic states


  • Represented a major public utility company in its negotiations for its 375,000 SF Washington, D.C. headquarters office lease


  • Represented two regional shopping center owners in lease negotiations and property management issues for seven shopping centers in D.C., MD, and PA.


  • Represented a major international law firm in its lease and sublease negotiations for space totaling 208,00 SF for its S.F., NY, London, and Beijing law offices


  • Represented an office tenant in its Washington, D.C. lease negotiations with Tishman Speyer for 125,429 SF (with options to expand into another 62,500 SF)


  • Represented a nationally-known real estate owner in its Washington, D.C. lease negotiations for 155,000 SF with a national law firm


  • Negotiated the stadium lease for the $690 million LEED-certified Nationals Park in Washington, D.C.


  • Represented a Northern Virginia landlord in leasing its entire building to one of the largest Internet service providers for its regional headquarters


  • Represented a major international real estate and investment advisor in its acquisition and leasing of a bankrupt energy company's United States and Canadian back-office operations, comprising over 300,000 SF


  • Represented a publicly-held company in lease negotiations for more than 200,000 SF of office and special science facility space in ten states


  • Represented a major trade association in its lease negotiations for 150,000 SF of office space in a building overlooking the U.S. Capitol


  • Represented a publicly-held company in lease negotiations for industrial plant and equipment servicing facilities in excess of 1.2 million square feet and in its sale/leaseback of two manufacturing plants as part of a $100 million transaction


  • Represented a company in reviewing diligence documents and structuring the transfer of over 400 leased and 50 owned properties arising from its $1.25 billion spin-off from its $14 billion parent


  • Represented a national defense contractor in its subleasing of 75,000 SF of office space in Rosslyn, Virginia


  • Represented, as in-house counsel, the Washington, D.C.-based owner of 2.5 million square feet of Class A office space and a five-star hotel in property management matters, brokerage agreements, and property management contract negotiations in D.C. and V.A.


  • Negotiated retail leases and other matters involving Mcdonalds', Safeway, Food Lion, Giant Food of P.A., Big Lots, SunTrust, Wells Fargo, J. Crew, Ann Taylor, Patagonia, Rite Aid, Au Bon Pain, Blockbusters, and other retailers, banks, and "white tablecloth" restaurants


  • Represented building owners in negotiating garage leases and management agreements with major garage operators in D.C., MD, and V.A.

Ground Leasing

  • Negotiated the ground leases for Nationals Park in Washington, D.C.


  • Represented from 2003 – 2008 a District of Columbia quasi-governmental redevelopment entity in its $225 million mixed-use redevelopment in Washington, D.C. known as City Vista containing 129,000 SF of retail (including a Safeway), 244 apartments (with affordable housing component), 441 condominiums units (with affordable housing component) and two underground garage areas
    • Negotiated exclusive rights and land development agreements, two master ground leases and three sets of condominium regime documents, and contracts for transferable development right
    • Handled bid procurement/developer selection issues
    • Negotiated the ground lessor's aspects of the $160 million Wachovia loan documents, the Safeway lease, and AIA design and construction contracts


  • Represented a ground lessor in its negotiation with the District of Columbia government for its exclusive rights and ground lease agreement for a 469-unit multifamily project with 2,500 SF of ground floor retail


  • Represented a major U.S. developer in its ground lease negotiations for the development of an 800,000 SF office building project in Stamford, CT


  • Represented an international corporation in its ground leasing of a manufacturing facility in Oakland, CA, as part of a multi-state, multi-plant asset disposition


  • Represented two publicly held companies in major synthetic lease transactions (including all loan documents and the opinion letters)


  • Represented several District of Columbia charter schools and independent schools in their ground leases, financings, architectural and construction contracts, and other project matters


  • Negotiated over 100 other ground leases in D.C., MD, VA, and elsewhere
